Taxes in France
Even if you are not taxable in France you will still have to pay some taxes as the owner of a Second Home in France. Here are some of the taxes you will have to pay:
- Registration right
This tax is payable when you buy the house. It is 4.8% of the purchase price and a part of it (1.2%) will go to the municipality and another part (3.6%) will go to the department. - Rates
A yearly tax. - Housing tax
If you rent out your house, you will have to pay this tax. - Municipal taxes
- Plus value
This is the equivalent of capital gains tax payable at the moment you sell your Second Home in France. The rate for foreigners is 16%. After 15 years you will be exempted from paying the capital gains tax. You are not allowed to calculate and pay this tax yourself. This is the responsibility of the notary public or a ‘legal representative’. The legal representative also guarantees payment of additional taxes.
